Buyer FAQ

How to buy a home in North Texas: common questions

How much do I need to buy a home?

It depends on the loan. Some programs allow very small down payments, VA loans can require none, and conventional loans with less than 20% down add mortgage insurance. Plan for closing costs too. The Consumer Financial Protection Bureau has a helpful overview, and our mortgage calculator estimates the monthly payment.

What is the option period when you buy a home in Texas?

Texas contracts usually include an option period: a short, negotiated number of days when you can inspect the home and walk away for any reason, keeping only the option fee at risk. It is your best tool to negotiate repairs.

Do I pay my buyer’s agent?

Compensation is agreed in writing before we tour homes, and sellers or builders often contribute. We explain it up front in a buyer representation agreement, in line with Texas Real Estate Commission rules.

Can I buy a home before I sell mine?

Often, yes. Bridge loans, contingent offers and buy-before-you-sell programs can help. See our buy before you sell section.

How long does it take to buy a home?

Most purchases close 30 to 45 days after the contract is signed. The search itself can take a weekend or several months — we set up alerts so you see new listings and Coming Soon homes first.
