01Overview

Is Anna, Texas a good place to live?

Anna is one of the best values in Collin County: a typical home value of about $337,000, lots of new construction with pools and trails, and about 19 minutes to McKinney on US-75. It is also one of the fastest-growing cities in the U.S. The trade-offs are local shopping and dining that are still catching up, a district-level TEA rating of C (though Anna High School earned an A), and a combined tax rate around 2%.

Anna was platted along the Houston & Texas Central Railway in 1883 and named for Anna Quinlan, daughter of the railroad’s superintendent. Its 1885 depot is described as the oldest surviving railroad station in Texas, and the town incorporated in 1913.

Today Anna is booming. The population went from 16,896 in the 2020 Census to an estimated 35,245 in July 2025, and the Census Bureau ranked it the fifth-fastest-growing U.S. city of 20,000 or more in 2025. Most of that growth is in master-planned communities such as Villages of Hurricane Creek, Anna Town Square, West Crossing and Coyote Meadows.

Anna sits right on US-75 between McKinney and Van Alstyne, so residents are about 19 minutes from McKinney’s jobs and hospitals and about half an hour from the new semiconductor plants in Sherman.

Local tip from Shayla

Mantua Point, on Anna’s north edge, is zoned to Van Alstyne ISD, and a small part of the city is in Blue Ridge ISD. Some newer Anna subdivisions also carry PID assessments, so check the school district and the tax certificate for every address.
