01Overview

Is Lewisville, Texas a good place to live?

For buyers who want a central location, Lewisville is hard to beat: about 20 minutes to DFW Airport, under 20 minutes to Legacy West and Frisco, A-train stations to the DART Green Line, and a 29,000-acre lake at the edge of town. Its 2025 tax rate (about 1.72% in city limits) is among the lower totals in Denton County. The trade-offs are I-35E traffic, mostly resale housing with little new construction, and school ratings that vary widely by campus.

Settlers called the area Holford’s Prairie until Basdeal Lewis bought the land in 1853 and renamed it for himself. Residents voted to incorporate in 1925, and the Lewisville Dam, completed in 1955, created the lake that now defines the city’s western edge. The Greater Lewisville Community Theater building in Old Town, built in 1885, is the oldest standing structure in the city.

Lewisville is home to about 139,000 people (July 2025 Census estimate). In November 2021 it annexed Castle Hills, a 2,900-acre master plan of more than 4,300 homes that welcomed its first residents in 1998, adding about 18,000 residents and its gated, golf-course and townhome neighborhoods.

Housing is mostly established: 1980s–2000s subdivisions, townhomes near Old Town and I-35E, and Castle Hills on the southeast side along SH-121. The city covers about 43 square miles, including about 6 square miles of water.

Local tip from Karli

Cost of living & property taxes in Lewisville

Inside city limits, Lewisville’s 2025 combined rate is about $1.72 per $100: the city ($0.419009, its lowest in about three decades), Lewisville ISD ($1.1178) and Denton County ($0.185938). The rate sheet lists no college or hospital district.

For 2026 the city proposed $0.436381, and Lewisville ISD’s four one-time “disaster pennies” from the 2024 storm expire after 2025–26. When Lewisville annexed Castle Hills in 2021, the city took over the debt of its fresh water supply districts.

Taxing unit Rate per $100 of value
City of Lewisville (2025) $0.419009
Lewisville ISD (2025) $1.117800
Denton County (2025) $0.185938
Typical total (in city, no MUD) ≈ $1.72

At about 1.72% before exemptions, a $384,000 home would owe roughly $6,600 a year. The $140,000 school homestead exemption lowers that noticeably.
