Net sheet FAQ
Using the seller net sheet: what to know
What is a seller net sheet?
A seller net sheet is an estimate of the money you receive at closing: the sale price minus commissions, title and escrow fees, prorated property taxes, loan payoffs and any costs you agree to pay. It helps you compare offers and plan your next move.
How is the owner’s title policy calculated in Texas?
Texas title insurance premiums are set by the Texas Department of Insurance, so the owner’s policy costs the same at every title company. This calculator uses the basic premium rates effective March 1, 2026. In most Texas sales the seller pays for the owner’s policy, but it is negotiable in the contract.
How are property taxes prorated when I sell?
Texas property taxes are paid in arrears, so at closing the seller usually credits the buyer for taxes from January 1 through the closing date. Enter the annual amount from your tax statement; your county appraisal district and the Texas Comptroller’s property tax pages explain how the tax is set.
Is the net sheet exact?
No. It is an estimate. Your final numbers come from your loan payoff statements, tax and HOA statements and the title company’s settlement statement. Your agent will update the net sheet as each offer comes in.
Can my agent prepare a net sheet for me?
Yes. Any Ten Twenty agent will prepare a net sheet with your real figures, together with a free market analysis. Request your home value or contact us.
