01Overview
For buyers who want a new home or a few acres at a lower price east of Dallas, Caddo Mills is one of the most active small markets in North Texas. Census estimates show it nearly quadrupled, from about 1,500 residents in 2020 to about 5,700 in July 2025. New homes start around the mid-$200s, Greenville is about 17 minutes away and Rockwall about 28. Caddo Mills ISD earned a B (85) in 2025. The trade-offs are fast growth that is straining roads and schools, an in-city tax rate of about 2.28%, and MMD or PID charges in many new subdivisions.
Caddo people camped along Caddo Creek before pioneers arrived in the late 1850s. Around 1879, I. T. Johnson and Henry King built a gristmill about a mile west of today’s townsite, and neighbors began calling the community Caddo Mills; the post office opened that year. The Missouri, Kansas and Texas Railroad arrived in 1886, the town reached about 500 people by 1892, and it incorporated in the early 1940s with 390 residents.
For most of the century Caddo Mills stayed small. That changed after 2020: the Census Bureau estimates about 1,487 residents in 2020 and about 5,715 in July 2025, with a gain of more than 25% between 2023 and 2024 alone. D.R. Horton’s Trailstone, Fox Landing and a pipeline of new communities from Century Communities and Riverside Homebuilders are driving that growth.
The city is investing in parks to keep up. City Lakes Park, about 20 acres with ponds and a walking trail on County Road 2700, was scheduled for its ribbon-cutting on October 29, 2026, and Hooten Park won a $750,000 Texas Parks and Wildlife grant for an inclusive playground, sports fields, trails and a pavilion. The city also owns Caddo Mills Municipal Airport for general aviation.
Many new Caddo Mills homes sit in the extraterritorial jurisdiction or in a special district. Trailstone is in Caddo Mills Municipal Management District No. 1, which levied $0.34 per $100 in 2025, and Fox Landing is in a public improvement district, where Lennar quotes a total rate of about 2.75%. Compare total rates, not just prices.
