01Overview

Is Forney, Texas a good place to live?

For many buyers, yes. Forney offers some of the most affordable new construction in the eastern Dallas suburbs, with a typical home value near $303,000, amenity-rich master plans and about a 30-minute drive to downtown Dallas on US-80. The trade-offs are MUD taxes in many newer neighborhoods, traffic while US-80 is widened, and a fast-growing school district rated C (79) in 2025.

Forney was founded in 1871 and incorporated in 1884, and it is named for John W. Forney. The Texas Legislature designated it the “Antique Capital of Texas,” and antique shopping is still part of downtown’s identity.

Growth since 2020 has been dramatic. The Census Bureau estimates Forney grew from about 23,300 residents in 2020 to 41,658 in July 2025, including 8.5% growth in the last year alone, which ranked eighth among U.S. cities of 20,000 or more. The Forney EDC counts more than 25,000 planned home lots in the surrounding trade area.

Many of the newest neighborhoods, including master plans such as Devonshire, Windmill Farms, Travis Ranch, Gateway Parks and Clements Ranch, share a Forney mailing address, but not all of them are inside city limits. Some sit in a MUD or water district, which changes your tax rate, your water provider and sometimes your electric company, so we check every address.

Local tip from Shayla

Kaufman County MUDs and fresh-water supply districts levied about $0.45 to $1.00 per $100 in 2025, on top of county and school taxes. On a $350,000 home, a $1.00 MUD adds about $3,500 a year, so compare total tax rates, not just prices.
