01Overview

Is Gunter, Texas a good place to live?

For buyers who want room and a small-town school within reach of Frisco and Celina, often yes. Gunter ISD is small (about 1,150 students) and its high school earned an A (91) from TEA in 2025, Preston Road reaches Celina in about 13 minutes and PGA Frisco in about 27, and new production homes start near $300,000. The trade-offs are limited shopping and services, a drive of about an hour to Dallas, and MUD or PID charges in several new communities.

Gunter was founded around 1902 on land donated by the family of John “Jot” Gunter, near today’s SH-289 and FM-121, and Albert Earthman built its first home the next year. A 1924 bank failure, the Great Depression and fires in 1930 and 1948 slowed the town; when a bank branch opened in 2002, it was Gunter’s first financial institution in nearly 90 years.

The Census Bureau estimates about 2,600 residents in July 2025, up about 25% from roughly 2,060 in 2020, across about 18 square miles. The town motto is “Tough People Win,” and the Gunter Tigers live up to it, with Class 3A Division II state football titles in 2016, 2019, 2022, 2023 and 2024.

Growth is arriving up Preston Road from Celina and Prosper. The Bridges at Preston Crossings pairs new homes with a Fred Couples signature golf course, Trophy Signature Homes is building Sunset Ranch, and K. Hovnanian and Risewell Homes have communities listed as coming soon. Around them, much of the area is still pasture, horse property and acreage.

Local tip from Shayla

Several new Gunter communities carry a MUD or PID. Grayson CAD’s 2025 rate sheet lists new MUDs named Sunset Ranch and Grayson/Gunter Crossing at $1.00 per $100, and phases of The Bridges pay flat-fee PID assessments. Ask for the full tax and assessment picture before comparing builder prices.

04Market

Gunter real estate market

Zillow’s typical Gunter home value was about $652,200 in September 2026, down about 2% from a year earlier. In ZIP 75058, which also covers the countryside around town, Realtor.com counted 62 active listings (up about 10% year over year) at a median list price of about $732,500 (down about 11%), with a median of 96 days on market and about a quarter of listings showing a price cut.

Those figures run high because so much of the Gunter market is acreage, custom and golf-course homes, while production homes at The Bridges and Sunset Ranch start near $300,000. With long days on market and builder incentives, buyers have room to negotiate, and sellers do best with sharp pricing and strong photos of the land.
