01Overview

Is Rockwall, Texas a good place to live?

For buyers who want lake living within half an hour of downtown Dallas, Rockwall is hard to beat. Rockwall ISD is well regarded, the combined tax rate (about 1.58%) is lower than in most northern suburbs, and the median home value (about $412,000) gets you more house than Frisco or Prosper. The trade-offs are I-30 traffic across the lake and a longer drive to DFW Airport and the north Dallas job centers.

Rockwall is named for a buried “rock wall” settlers found while digging a well in 1851, a natural sandstone formation that folklore once credited to ancient builders. The town was established in 1854, became the seat of the new Rockwall County in 1873, and grew quickly after Lake Ray Hubbard was impounded in 1968.

Rockwall County is the smallest county in Texas by area, and the city of about 54,000 people (July 2025 Census estimate) wraps around the lake’s east shore. Life here centers on the water: The Harbor’s restaurants and theater, the marina and yacht club at Chandlers Landing, and fishing for striped and white bass.

Neighborhoods range from 1970s lake communities and golf-course streets to 2000s–2010s master plans and new semi-custom homesites on the south side of town, where David Weekley is opening half-acre and 100-foot lots.

Local tip from Shayla

Not every “Rockwall” address is in the City of Rockwall or Rockwall ISD. Fate, Royse City, Heath and McLendon-Chisholm all have Rockwall-area addresses with different city rates and, in some newer subdivisions, MUDs or PIDs. Check the tax certificate before comparing homes.
