01Overview
For buyers who want a small-town square, lake access and new homes from the $200s, Pilot Point is one of the best values in Denton County. Its 2025 in-city tax rate (about 1.73%) is lower than most of its neighbors, and Ray Roberts Lake State Park is minutes away. The trade-offs are a long commute to Dallas, limited shopping and dining in town, and a school district rated C (77) in 2025.
Pilot Point was platted on February 11, 1854, and named for its spot on a ridge visible across the prairie, where a grove of oaks and a tall cottonwood served as a landmark for travelers, scouts and settlers. It incorporated in 1866, gave up its charter in 1878 and reincorporated in 1906. In 1908 several Holiness groups met here to form what became the Church of the Nazarene.
The town is growing fast after decades of slow change. The Census Bureau estimates Pilot Point grew from about 4,400 residents in 2020 to 8,052 in July 2025, and new master plans such as Mobberly Farms (about 1,986 homes planned) and Creekview Meadows (about 2,375) are adding thousands more.
Life here still centers on the historic square and the lake. Ray Roberts Lake State Park’s Isle du Bois unit is just outside town, and horse properties and acreage surround the city.
Not every “Pilot Point” listing is in Pilot Point ISD. Parts of Creekview Meadows carry Celina addresses and are zoned to Celina ISD, with a higher total tax rate. Check the ISD and the tax certificate for every home.

04Market
Zillow’s typical Pilot Point home value was about $318,800 in September 2026, down about 5% from a year earlier. In ZIP 76258, Realtor.com counted 116 active listings (about even with a year earlier) at a median list price of about $353,500 and a median of 73 days on market, with about 14% of listings showing a price cut.
New construction sets the pace here. Builders compete with incentives and quick-move-in homes, so resale sellers should price against new homes in the same ISD, and buyers often have room to negotiate.
