FAQ
How we estimate your home value
Why is your home value different from online estimates?
Texas is a non-disclosure state, so sale prices are not public record and automated estimates miss a lot. We use MLS sales data plus your updates, land and outbuildings. Read more in what is my home worth.
Is the report really free?
Yes. The Comparative Market Analysis is complimentary and comes with no obligation to list.
Is a CMA the same as an appraisal?
No. An appraisal is ordered by a lender and done by a licensed appraiser. A CMA is a pricing analysis from an agent who watches your local market every day; it is what you use to set a list price.
What affects home value most in North Texas?
Recent nearby sales, lot size and acreage, condition and updates, school district, total tax rate and competition from new construction. The Texas Real Estate Research Center publishes regional trends if you want the bigger picture.
What happens after I get my home value?
Nothing unless you want it to. If you decide to sell, we’ll share a prep and marketing plan — see how we sell homes.
