New Construction

New construction in North Texas: compare builders, communities and incentives — with your own agent on your side from contract to final walkthrough.

Our approach

Local knowledge you can build on.

The builder’s sales team works for the builder. We work for you — comparing floor plans, lot premiums, incentives and builder reputations across North Texas, and negotiating upgrades and closing-cost help where it’s available.

Bring us with you on your first visit to a model home. Many builders require your agent to register you on that first visit, and buyer-agent compensation is often covered by the builder — we’ll confirm it in writing before you sign anything.

What’s included

How we market and protect your move.

Your agent, not the builder’s — here’s how we protect you from model home to final walkthrough.

New build FAQ

New construction: questions to ask first

Do I need my own agent for new construction?

Yes — the builder’s sales team represents the builder. Many builders require your agent to register you on the first visit, so bring us from the start.

Should I inspect a brand-new home?

Yes. Independent pre-drywall and final inspections catch issues early, and a reminder before the one-year warranty ends helps you file claims in time.

What are MUD and PID taxes?

Many new communities are in a municipal utility district or public improvement district, which adds to the tax rate. The Texas Comptroller’s property tax pages explain these districts.

New construction or resale — which is better?

It depends on total cost, timing and lifestyle. Read our new construction or resale guide.
