Specialty

Land & Acreage

Land and acreage across North Texas — raw land, homesites and rural tracts bought and sold by agents who walk the property, read the survey and know the questions to ask.

Our approach

Local knowledge you can build on.

Buying land is nothing like buying a house in a subdivision. Access, water, septic, easements, floodplain and restrictions can change what a property is worth — and what you can actually do with it.

Shayla and the Ten Twenty team grew up around this kind of property. We help buyers find land that fits their plans, and help owners market land to the right buyers with drone photography, boundary maps and the details serious buyers want first.

What we check

The details that make or break a deal.

We check every one of these on every tract before our buyers make an offer — and have the answers ready when we list yours.

Have a property in mind?

Send us an address or MLS number and we’ll pull the survey, flood map and restrictions before you make an offer.

    Survey & boundaries

Is there a current survey, and do the fences match the lines?

  2. 02

    Legal access

Road frontage or a recorded easement — not just a gate someone has always used.

  3. 03

    Water

Rural water supply corporation, city water or a well — and the cost to bring it to your build site.

  4. 04

    Septic

Soil and site suitability for an on-site sewage facility (OSSF) permit.

  5. 05

    Floodplain

How much of the tract sits in a FEMA flood zone or creek bottom.

  6. 06

    Restrictions

Deed restrictions, HOA rules or city ETJ requirements on home size, animals and mobile homes.

  7. 07

    Minerals

Whether mineral rights convey, were reserved or were severed long ago.

  8. 08

    Ag valuation

Whether the land carries an agricultural valuation, and what happens to taxes if use changes.

Land FAQ

Buying land and acreage: frequently asked questions

How do I check floodplain on land and acreage?

Look the parcel up on the FEMA Flood Map Service Center, then walk the low ground after a rain. We pull the flood map for every tract our buyers consider.

Can I build anywhere on my land?

Not always. Deed restrictions, city ETJ rules, easements and septic suitability decide where and what you can build. Septic systems follow the TCEQ on-site sewage rules.

How do land and acreage loans work?

Land loans usually need a larger down payment and shorter terms than a home loan. Rural lenders and Farm Credit associations often offer the best options for raw land.

Will the land keep its agricultural valuation?

Only if the qualifying use continues and the new owner applies. Read our guide to the ag exemption in Texas.

What is the best county for land and acreage near DFW?

It depends on budget and drive time. Fannin, Grayson and Hunt counties are popular; see our Fannin County land checklist.
