01Overview

Is Greenville, Texas a good place to live?

Greenville is one of the most affordable places to live within an hour of Dallas, with a typical home value of about $243,000, a large local employer base led by L3Harris, and Lake Tawakoni just south of town. It is also growing fast: up about 32% since 2020. The trade-offs are a combined tax rate around 2.1% (rising with the 2025 school bond), school ratings that are still improving, and I-30 traffic toward Dallas.

Greenville was founded in 1846, incorporated in 1852 and named for Thomas J. Green, who helped found the Texas Republic. As the Hunt County seat it was once among the 20 largest cities in Texas, at the center of what was called the cotton capital of the world. Its downtown, anchored by the Texan Theater and the Audie Murphy/American Cotton Museum, still hosts the Lee Street Jamboree every September.

Today Greenville has about 37,000 residents (July 2025 Census estimate), up roughly 32% since the 2020 Census, the fastest growth of the North Texas county seats we cover. Much of the new building is along the I-30 corridor on the south side of town.

The city has its own municipal electric utility, GEUS, in operation since 1891, which also offers internet and TV. And Majors Airport is home to L3Harris’s aircraft mission-integration work, the city’s largest employer.
