01Overview

Is Bonham, Texas a good place to live?

Bonham suits buyers who want small-town living, land and lakes at a lower price. The typical home value is about $226,000, Bois d’Arc Lake opened just northeast of town in 2022, and Fannin County acreage is among the best values within reach of DFW. The trade-offs are a long drive to Dallas (about an hour and 20 minutes), fewer shops and services, and a city tax rate that rose for 2026–27.

Bonham began in 1837 as Fort Inglish, a blockhouse built by settler Bailey Inglish, and was renamed for Alamo defender James Butler Bonham in the 1840s. It is the Fannin County seat, and its 1888 courthouse is being restored through the Texas Historical Commission’s courthouse program.

It is also the hometown of Sam Rayburn, the longest-serving Speaker of the U.S. House. His 1916 home is a state historic site, and the Sam Rayburn Library and Museum, opened in 1957, holds the original House Speaker’s rostrum.

Bonham has about 11,300 residents (July 2025 Census estimate), and Fannin County about 39,300. The newest draw is Bois d’Arc Lake, a North Texas Municipal Water District reservoir with free public boat ramps that is bringing fresh interest to the countryside northeast of town.

Local tip from Shayla

At Bois d’Arc Lake, the water district owns the land below the 541-foot contour, so lake-adjacent buyers don’t own to the water. Private docks are allowed only on shoreline classified “Dock Capable,” with an NTMWD lease. We check the shoreline class before you make an offer.

04Market

Bonham real estate market

Zillow’s typical Bonham home value was about $226,000 at the end of August 2026, down about 3.3% from a year earlier, and the median sale price in ZIP 75418 was about $225,000 over the past 12 months. Sales volume is small (dozens of sales a year, not hundreds), so individual homes vary widely in price.

Land is a big part of the local market. Pricing per acre depends heavily on road frontage, water, trees, soils and whether the property qualifies for ag valuation, which is why we walk land with our buyers.

Land with an agricultural valuation is taxed on productive value, not market value, which can cut the bill dramatically. Ask us before you change how a tract is used: losing ag valuation can trigger a rollback tax.
