01Overview

Is Royse City, Texas a good place to live?

For buyers who want a newer home east of Dallas for less than Rockwall prices, Royse City is one of the busiest markets in North Texas. It has more than doubled since 2020, to about 28,300 residents, and master plans such as Waterscape, Creekshaw and Verandah offer new homes from the mid-$200s, with a typical home value near $309,000. Rockwall is about 18 minutes away and downtown Dallas about 45 minutes off-peak. The trade-offs are I-30 traffic, a C (77) district rating while Royse City ISD builds a second high school, and MUD or PID charges in many new subdivisions.

Royse City was settled in 1885 as the Missouri, Kansas and Texas Railway built through northeastern Rockwall County. It is named for G. B. “Byrd” Royse, who platted the town and helped bring the railroad through, and by 1890 it had about 1,000 residents, two cotton gins and a gristmill. Cotton carried the economy into the mid-1900s, and after I-30 opened just south of town in the 1960s, the city began growing toward the interstate.

Growth has accelerated sharply. The Census Bureau estimates about 13,600 residents in 2020 and 28,307 in July 2025. About two-thirds live in Rockwall County (18,933), with the rest split between Collin County (4,716) and Hunt County (4,658), so taxes and services vary by address.

Downtown has been a Texas Main Street City since 2007, with breweries, coffee shops and a pocket park that hosts live music. New services are following the rooftops: Hunt Regional opened a 24-hour emergency department on I-30 in June 2026, and H-E-B has bought about 25 acres for a full-size store expected to open in 2028.

Local tip from Shayla

Royse City spans three counties, and each has a different total. Inside city limits, the 2025 rate is about $2.08 per $100 on the Rockwall side, $2.06 on the Collin side and $2.37 on the Hunt side, where the Hunt Memorial Hospital District applies. Verandah, outside city limits in Hunt County, adds a $0.85 MUD for about 2.65% in total.

With so many builders competing, buyers have real leverage: rate buy-downs, closing-cost help and price cuts on finished homes. Resale sellers do best when they price against new construction in the same school zone and tax district.
