01Overview
For buyers who want a real county-seat town with room for land and horses, Weatherford is a strong fit. The typical home value is about $396,000, well below Aledo, the city-plus-ISD tax rate is about 1.90%, and Weatherford has its own hospital, college and city-owned electric utility. The trade-offs are a commute of about 40 minutes to downtown Fort Worth, a school district that earned a C in 2025 before improving to a B in 2026, and acreage homes on wells and septic outside city limits.
Settlers arrived in 1854, Parker County was created the next year, and Weatherford was chosen as its seat and incorporated in 1858. It was named for state senator Jefferson Weatherford, a co-author of the bill that created the county. For its first decade it was the main frontier settlement in North Texas, and the Texas and Pacific Railway arrived in 1880.
Today Weatherford is home to about 40,600 people (July 2025 Census estimate), up from about 30,900 in 2020. It calls itself the Cutting Horse Capital of the World and the Peach Capital of Texas, hosts the Parker County Peach Festival every summer and keeps up a First Monday trade-day tradition that dates to the 1800s. Broadway star Mary Martin was born here, and the Doss Heritage & Culture Center has a gallery on her and her son, actor Larry Hagman.
Housing ranges from Victorian and early-1900s homes near the courthouse square to 1970s–2000s subdivisions, new production homes and two-acre estates. Many homes with a Weatherford address sit outside city limits and in other school districts, including Brock, Peaster, Millsap and Poolville ISDs.
A Weatherford address can be in five or more school districts. Inside the city, Weatherford ISD totals about 1.90%, while Brock ISD totals about 2.11% and Poolville ISD about 1.62%. Outside the city there’s no city tax, but there’s usually an ESD and often a well and septic. We confirm the district and utilities for every address.

Zillow’s typical Weatherford home value was about $396,400 in September 2026, up less than 1% from a year earlier. Realtor.com counted 566 active listings across Weatherford’s four ZIP codes that month. In central 76086, the median list price was about $320,700 with a median of 53 days on market; in 76087, on the south and east side, 273 listings had a median list price of about $575,000 and a median of 73 days. About 28% of listings in both ZIPs showed a price cut.
Weatherford behaves like two markets: in-town homes under about $400,000 that still sell fairly quickly, and acreage and new estate homes that take longer and leave room to negotiate. We price each one against its own competition, not the city average.

Weatherford College adopted $0.114716 for 2026.
Parts of the city are zoned to other districts, so totals vary: about $2.11 with Brock ISD, $2.03 with Peaster ISD and $1.62 with Poolville ISD. Outside city limits there’s no city tax, but most homes pay an emergency services district of about $0.10, for roughly $1.61 in Weatherford ISD. MUDs are uncommon in the Weatherford area, but we still check every tax certificate.
| Taxing unit | Rate per $100 of value |
|---|---|
| City of Weatherford (2025) | $0.392246 |
| Weatherford ISD (2025) | $1.034200 |
| Parker County, incl. lateral road (2025) | $0.285070 |
| Weatherford College (2025) | $0.106087 |
| Parker County Hospital District (2025) | $0.084070 |
| Typical total (in city, no MUD) | ≈ $1.90 |
| In city with Brock ISD | ≈ $2.11 |
| Outside city, Weatherford ISD + ESD | ≈ $1.61 |
At about 1.90% before exemptions, a $396,000 home in city limits would owe roughly $7,530 a year. The $140,000 school homestead exemption lowers that noticeably.
Acreage outside the city may qualify for an agricultural valuation if it has a history of qualifying use, which can cut the land’s taxable value sharply. We check the current exemption status and what it takes to keep it before you buy.
| Service | Provider |
