Calculator FAQ
Using the mortgage calculator: what to know
What tax rate should I put in the mortgage calculator?
Use the property’s total rate: county, city, school district and any MUD or PID. In North Texas that is often about 1.8% to 2.6% of value. The Texas Comptroller’s property tax pages explain how rates are set.
Does the mortgage calculator include PMI?
Yes. When the down payment is under 20%, it adds an estimate of private mortgage insurance. VA loans have no monthly mortgage insurance, so set the down payment accordingly and ask your lender for exact figures.
How accurate is a mortgage calculator?
It is an estimate. Your rate, insurance quote and exact taxes will change the result. Use it to compare homes, then get a lender quote. The Consumer Financial Protection Bureau explains loan estimates line by line.
What is the 36% affordability rule?
Many lenders like total monthly debts — including the new house payment — at or below about 36% of gross income. The affordability calculator on this page uses that rule of thumb.
