Van Alstyne is our home base, so we hear this question a lot: what is living in Van Alstyne really like? The short answer is that for buyers who want a small-town feel with quick access to the rest of DFW, it is one of the best fits in North Texas. Here is the honest, longer version.

1. The small-town feel is real
Downtown Van Alstyne still has locally owned shops and restaurants, and Friday nights in the fall still revolve around the Panthers. Neighbors know each other, and community events fill the calendar from spring through the holidays.
2. The location is the draw
US-75 runs right through town. McKinney is about 20 minutes south, Sherman about 15 minutes north, and downtown Dallas roughly an hour depending on traffic. The Texas Instruments semiconductor campus in Sherman has brought jobs — and buyers — to the area, and the Van Alstyne Economic Development Corporation tracks the new businesses following them.
3. You have real housing choices
Living in Van Alstyne can mean a newer master-planned subdivision, a custom home on an acre or more, an established in-town neighborhood or true acreage just outside city limits. That range is rare within a single zip code, and it lets you trade square footage, land and price in ways that bigger suburbs don’t.

4. Schools are a big part of the story
Van Alstyne ISD serves most of the town and is growing quickly. Check the district’s own updates at vanalstyneisd.org and the state accountability ratings at TXschools.gov, and always confirm school zoning for the specific address you are considering.
5. Taxes depend on the neighborhood
Some newer subdivisions sit in a municipal utility district (MUD) or public improvement district (PID), which adds to the tax rate. Two homes at the same price can have very different monthly payments, so compare the total tax rate — city, county, school and any MUD or PID — before you decide. Our mortgage calculator lets you test different rates.

6. Growth comes with trade-offs
- Construction traffic on some roads while new phases are built
- Retail and dining are growing, but bigger shopping trips still mean McKinney or Sherman
- Acreage properties may use rural water or wells and septic systems
- Some addresses near the county line have different school or utility providers
What does a home cost when living in Van Alstyne?
Prices span a wide range: established in-town homes, newer homes in master-planned communities, custom builds on an acre or two, and acreage with room for horses or a shop. New construction here is often priced below similar homes in McKinney or Frisco, which is a big reason buyers look north on US-75. Our Van Alstyne guide tracks current price ranges by neighborhood, and you can search every active listing on our home search.
